Your Falmouth home, rented for the off-season.

We find a monthly tenant for fall through spring, run the lease and the rent, and hand the house back before summer. We take 15% of the rent we collect.

A typical year. You pick the exact dates before we list the house.

Why owners call us

An empty house still costs you all winter.

Taxes, heat and upkeep don't stop in October. A good monthly tenant covers a lot of it, without you becoming a landlord.

01

It earns while you're away

Eight months of rent instead of eight months of an empty driveway.

02

We're the landlord, not you

Showings, screening, the lease, monthly rent and the calls when something breaks. That's all us.

03

Summer stays yours

Every lease ends on a date you set, so the house is back before you need it.

How it works

One year, start to finish.

Here's how a fall-to-spring rental usually runs. Your dates can shift any of it.

  1. Late summerWe see the house

We walk through it with you and talk dates and rent.

  2. SeptemberWe list it

Photos, a listing, and anything to fix before move-in.

  3. SeptemberYou pick the tenant

We show it and screen everyone the same way. You decide.

  4. October to MayWe run it

Lease, monthly rent, and we're the tenant's first call.

  5. End of MayYou get it back

The lease ends on your date. We walk through and report back.

What it costs

Questions

What owners usually ask.

How do I know they'll be out before summer?

Every lease has a fixed end date, and you pick it before we list the house.

Who decides on the tenant?

You do. We screen everyone the same way and show you who applied.

What if something breaks?

The tenant calls us. We take care of small things and check with you before spending over an amount you set.

Does my insurance cover renting?

Often it needs a change. Ask your insurer before the house is listed, and we can go over what to ask.

Can you do summer rentals too?

Down the road, yes. Right now we're focused on fall to spring.
